Hi, I’m Shane Petersen, founder of Percy PM.

With a background in lead generation and online marketing, I know what it takes to grow and manage a business—but I also know how overwhelming it can be to stay on top of guest communication, vendor coordination, and last-minute requests.

While managing my own short-term rental in Orlando, Florida, I built Percy to solve that exact problem. He saved me hours, decreased my response times, eliminated stress, and increased my productivity.

Percy worked so well, I knew I couldn’t keep him to myself.

What started as a personal solution has grown into a powerful tool that’s now helping other hosts reclaim their time, scale their operations, and elevate their guest experience.

When will Percy’s beta testing begin?

We’re currently alpha testing on our own properties to make sure Percy is fully trained to take on additional properties. We expect to welcome beta testers aboard in May 2025.

How are beta testers selected?

Beta testers will be chosen based on a few factors—like your market, current software setup, and when you joined the waitlist. If selected, you'll be asked to sign a simple Non-Disclosure Agreement and agree to provide feedback to help shape Percy’s future.

Will Percy work with my Airbnb, Vrbo, or Booking.com listings?

Yes! Percy connects with your existing listings, so you won’t need to recreate anything. He fits right into your current setup like a proper gentleman.

Do I need to download an app to use Percy?

No app required! Percy operates through the web and SMS, keeping things simple and accessible from anywhere.

How difficult is it to set up Percy?

We’re aiming to make setup easy and intuitive, but since this is the beta phase, it will likely be slower than ideal. That’s part of what we’re testing and improving!

Is there a cost to be a beta tester?

If you are selected, Percy will be free for you to use during the entire beta period.

Will the price go up after beta testing ends?

After the beta period, you’ll receive a special 50% lifetime discounted rate, usable up to 10 properties, as a thank-you for helping us shape the future of Percy.

What exactly does Percy do?

Percy instantly responds to guest questions, coordinates with your vendors behind the scenes, handles repetitive tasks like door codes and check-out messages, and escalates issues only when truly necessary. He helps boost your ratings, reduce stress, and save you time—without ever taking a day off or being in a bad mood.

How does Percy know what to say to guests?

Percy is trained to be an excellent host—and then he’s trained specifically on your property. During onboarding, you’ll approve or edit his messages so he can learn your preferences. Once Percy graduates from training, he’ll handle approved topics on his own (but he always knows when to ask for help).

Can Percy be customized for my property?

Absolutely. Percy is tailored to the specific details and processes of your property. He’ll speak your language, follow your systems, and reflect your standards.

What tasks can Percy automate?

Percy’s features are rolling out in phases:

Phase 1: Guest communication via text
Phase 2: Guest communication via voice
Phase 3: Vendor coordination and scheduling
Phase 4: Access code generation, gate passes, and more

What happens if Percy can’t answer a guest's question?

If Percy encounters a question or issue he hasn’t been trained to handle, he’ll politely let the guest know he’s reaching out for assistance—then he’ll escalate it directly to you or your team.

Will all Percy features be available to beta testers?

Not right away. Percy’s capabilities are being released in phases. Beta testers are currently being invited for Phase 1: Guest Communication. Future features will be rolled out to earlier testers first.
